Rates Include

1. 1.    Minimum stay: 3 nights in high and 1 night in low season; 5 nights for Easter and Chinese New Year and 7 nights over Christmas and New Year (10 nights if overlapping).
2. 2.    Full time staff with English speaking villa manager.
3. 3.    Rates are quoted for the maximum number of Guests as specified.
4. 4.    Rates include continental breakfast, prepared daily by the villa staff.
5. 5.    One complimentary return airport transfers.
6. 6.    Baby cot provided FOC.
7. 7.    Check in time is 3.30pm; check out time is 12pm. Early check in and check out upon request and availability.

Rates Exclude

• Daily Rates exclusive of 10% Service Charge and 7% Tax
• Extra Beds charge of 50 USD regardless of the age of the Guests when occupancy is over villa allocation as specified.
• Rates exclude full time chef service available upon request.
• Grocery shopping.
• A 500 USD security deposit is required to be paid on arrival in cash to be returned upon departure.

Cancellation Policy

If a guest cancels or the balance is not paid on time, the booking deposit (including the booking fee) cannot be refunded.

If the balance payment is not received at least two weeks before the holiday starts, the booking will be automatically cancelled.

If the guest has paid the full balance, they will receive a 50% refund of the total cost (minus the booking fee ) if they cancel at least four weeks before the start of the holiday.

Guests will receive:

• a 50% refund of the total cost (minus the booking fee ) if they cancel at least eight weeks before the start of the holiday; or
• a 25% refund of the total cost (minus the booking fee) if they cancel up to four weeks before the start of the holiday.

If the guest cancels or the balance is not paid on time, the booking deposit (including the booking fee) cannot be refunded.

If the balance payment is not received at least two weeks before the holiday starts, the booking will be automatically cancelled.

If the guest has paid the full balance, they will receive:

• a 50% refund of the total cost (minus the booking fee ) if they cancel at least eight weeks before the start of the holiday; or
• a 25% refund of the total cost (minus the booking fee) if they cancel up to four weeks before the start of the holiday
