MANAGEMENT SERVICES
This
is the highest level of service which means, not only do we keep a watchful
eye on your property while you are away, but provide additional more comprehensive
management services including letting of vacant periods and taking care
of tenants.
-1 Arrange the provision of a security
guard on a temporary or permanent basis as required by the client.
-2 Provide gardening services as necessary.
-3 Provide laundry services whilst the
property is occupied. (See Note 1)
-4 Provide Maid Service whilst the property
is occupied. (See Note 1)
-5 Arrange Pest Control services.
-6 Arrange and supervise general maintenance
to an agreed schedule and budget.
-7 Visit the property when vacant to an
agreed schedule.
-8 Check all windows and doors are secure
and there are no signs of unauthorised entry.
-9 Check power is switched off unless instructions
received to the contrary.
10 Check main water stop cock is turned off.
11 Check for water leaks following heavy rain.
12 Check for any weather related damage internally and externally.
13 Report any damage observed and comment on likely cause, remedial
action necessary and cost.
14 Arrange emergency repairs up to an agreed limit if necessary.
15 Provide monthly report by email to the owner.
16 Immediately prior to a visit by the owner or tenant, which must be
notified to the agent at least ten days in advance of arrival, arrange
the following:
Sweep and wash floors
Wash windows
Clean bathrooms
Wipe down kitchen surfaces
Make up beds with clean laundry
Sweep external paths and drives
Check satellite tv working if installed. Repairs and/or realignment
charged as an extra.
Check cooking gas bottle capacity and replace if necessary.
Check air conditioning and fans functioning correctly. Arrange repairs
if necessary charged as an extra cost.
Turn on power and water.

On departure of the owner or tenant arrange the following:
Sweep and wash floors
Clean bathrooms
Wipe down kitchen surfaces
Arrange laundry of all bed linen
Turn off power and water and check gas cylinder turned off.
Check all windows and doors secure.
18 Offer the property for short term rental (minimum two weeks) at a
rent to be agreed according to the season. Maintain proper records of
occupation and availability. Prepare an inventory of contents and schedule
of condition at the beginning of each lease period to be signed by the
tenant and check the inventory at the termination of the lease period.
Transfers to and from the airport to be paid for by the tenant to the
Agent. Maintain a record of gas and electricity used although these
costs would be included in the rental price. Occupancy rates cannot
be guaranteed but the Agent will attempt to maintain a minimum 50% occupancy
level.
The
cost of this service will depend on the location, ease of access and
size of the property and the number of visits made by the owner. An
individual quotation will be provided in writing for each property.
The
cost of general repairs and maintenance, gas, water, electricity, replacement
parts etc. is not included and will be quoted or charged on an individual
basis. Supervision is included.
Note 1 These costs paid by tenant when let.
